St. Clair County currently leans toward sellers, with the market gauge at 32 and still in seller’s market territory. Months of supply sits at 2.6, below the 4–6 month range that would signal a more balanced market. Homes are also selling very close to asking, with an average sale-to-list ratio of about 100 percent.
Prices have softened compared with last year, even as recent month-to-month trends edge up. Even so, about 40 percent of homes still sell above list price and more than half go off the market within two weeks, pointing to strong demand compared with the state overall, where prices are higher and supply is only slightly thicker at 2.9 months.
