St. Clair County is tilted toward sellers right now, with a seller’s market gauge reading of 33. Months of supply has tightened to 2.1, down from 3.3 in March and lower than the 2.9 months seen across Illinois. Homes are also spending less time on the market, with the median days on market falling from 44 in March to 33 in June.
Prices have climbed quickly this spring and early summer, even though they are slightly lower than a year ago. The typical home value reached about $239,000 in June, up roughly 8 percent from May and well above the March figure of $190,000, while the median list price is up more than 6 percent year over year. Demand appears solid, with homes sold in June up more than 16 percent from both the prior month and last year, and pending sales showing a similar double-digit year-over-year increase.
Inventory is building but still getting absorbed quickly. Active listings have risen about 13 percent year over year to 1,165, yet more than half of homes go off the market within two weeks and the average sale-to-list ratio is just under 100 percent. At the same time, the share of homes selling above list price has eased from over 40 percent in May to about 31 percent in June, signaling slightly less intense bidding.
