Inventory in East St. Louis has expanded in this rolling three-month view, with active listings up nearly half from a year ago while months of supply has surged to about 9 to 10 months. Even with more options on the market, homes sold held roughly steady year over year, and pending sales climbed sharply, rising by more than half. New listings, however, have fallen compared with last year, suggesting that a smaller pool of sellers is generating a relatively strong level of buyer interest.

Pricing is adjusting to these conditions in a nuanced way. The typical home value is slightly below where it was a year ago, yet the median list price is up strongly year over year, signaling that sellers are testing higher asking prices even as buyers remain price-conscious.

Homes are taking much longer to sell than they did a year ago, with median days on market jumping from around a month to more than two months, and months of supply also rising markedly over that period. At the same time, the share of properties selling above list price has increased compared with last year, and the average sale-to-list ratio is now just above 100 percent, showing that well-positioned homes can still attract strong offers.
