September’s finalized data reported the typical value of a home in the neighborhood to be $236,800—down 0.82% over the previous 12 months. For comparison, city-level data pegged home values at $207,500 in Fort Wayne for the most recent reporting period. That number is expected to float around $196,750 in October.

Northeast Fort Wayne had 413 new listings and 368 listings that went under contract in September, increasing the area’s total available inventory to 173—up 2.98% from the previous month. Inventory is projected to have further increased in October.

The median listing price for homes in Northeast Fort Wayne grew 1.07% from August to September, bringing the current median listing price to $239,950. Based on projected data for October, listing prices may continue to grow.
