LaPorte County currently leans toward sellers, with conditions tighter than a balanced market. Months of supply sit at 2.9, close to the statewide 2.6, signaling limited inventory relative to demand. At the same time, typical home values are around $237,786, slightly below the Indiana median, which may be attracting price-conscious buyers.

Prices have been edging up, with the typical home value rising about 7 percent year over year and the median list price climbing more than 9 percent. Activity is picking up month over month, as homes sold jumped by a third and pending sales surged more than 38 percent, even though closed sales are still down roughly 15 percent from a year ago.

Listings are gradually replenishing the market, with active inventory up about 10 percent from last month even as new listings held steady. Homes are spending a median of 35 days on the market, and roughly 16 percent of sales are closing above the list price, indicating that well-priced homes can still draw strong interest.
