Richmond’s housing market is moving on limited supply, with just 84 homes available and only 20 new listings in February 2026. Buyers put 34 homes under contract, which is fewer than a year ago, even as months of supply sits at only 2. Homes are taking longer to move, sitting a typical 54 days on the market, up more than 60 percent from last year.
Pricing is reacting in mixed ways to this tight but slower-moving environment. The typical home value has climbed to about $155,500, up nearly 30 percent year over year and projected to reach $171,625 by March, while nearby Wayne County sits around $158,000. At the same time, the median list price has softened to roughly $124,450, down more than 14 percent from the prior month, and is expected to ease further to about $114,225, suggesting sellers are adjusting asking prices to meet buyers.
Other indicators show a market that still leans toward sellers, but with growing room for negotiation. Richmond is rated a seller’s market at 25 on the local market gauge, yet only about 7 percent of homes are selling above list price and roughly 27 percent have had a price drop, with final sale prices averaging about 95 percent of asking.
