Year-over-year figures show strong price growth in Ottawa County, with the typical home value up more than 24 percent. Median list prices climbed even faster, rising about 61 percent compared with last July. At the same time, inventory expanded, as active listings increased more than 45 percent over the past year while months of supply fell nearly 27 percent, signaling that homes are being absorbed more quickly than before.

Zooming in on July 2026, the typical home value was about $199,000, while the median list price sat much higher at roughly $326,000. Homes took longer to sell, with the median days on market rising to 70 days, yet about one-third of sales still closed above the asking price and sellers on average received around 98 percent of their list price.

Compared with the broader Kansas market, Ottawa County’s home values sit below the statewide median sale price of about $304,000, but local inventory is looser with 5.2 months of supply versus 2.6 months statewide. Buyer activity showed some momentum as pending sales jumped more than 700 percent year over year, even though the number of homes sold and new listings stayed relatively modest.
