Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Inventory and contract activity in Reno County slowed notably in June 2026, with new listings and pending sales both down from the prior month and year. Homes sold dropped sharply compared with May, and the flow of properties into and through the market was weaker even as overall active listings were roughly flat year over year.

Pricing has been adjusting to this softer pace, as the typical home value and median list price both fell month over month after earlier gains. Even with that recent pullback, values remain well above last year, indicating that longer-term appreciation is still in place despite short-term cooling.

Sellers are facing very different conditions than in much of Kansas, with Reno County sitting at about 7.8 months of supply compared with 2.3 months statewide. Buyers are seeing more options and longer median days on market than a year ago, and around one in five recent sales still closed above list price with sale-to-list ratios just over 100 percent, so both buyers and sellers can benefit from an Agent Pronto–recommended agent to navigate these mixed signals and negotiate effectively.

“I have never worked with such an amazing & honest Realtor in my life. Jason provided me with so much information I've never ever seen that much before. I truly think if I would of called him at 2am he would of answered. Now I asked him for alot of extra help. Too much truthfully but he would respond almost immediately & if I needed help with something or had a question he was on it & I never was left hanging once. I'm so thankful I found him & he impressed me immediately. I wish every realtor could be like him 1 word "Exceptionalizsm".”
