Home prices in South Central Wichita show a mixed pattern in this rolling three-month view, with the typical home value around $119,958 and slightly lower than a year ago, yet up sharply from earlier in the year. Median list prices have climbed about 11% year over year, signaling that sellers are generally asking more than they did last summer. Compared with the wider Wichita area, South Central remains more affordable, with typical sale prices less than half the citywide median. This affordability can draw in buyers even as pricing trends upward.

Listing and contract activity point to a busier marketplace than last year. Active listings are up about one-third year over year, while new listings have jumped more than 40%, giving buyers more options. Pending sales have also risen compared with a year ago, even though closed sales are slightly lower.

At the same time, average sale-to-list ratios have edged down, showing buyers have gained a bit more room to negotiate.
