Homes in South Wichita are changing hands at a steady clip, spending a typical 24 days on the market in February 2026, down about 11 percent from the previous month and more than 22 percent from a year ago. That quicker pace lines up with its status as a seller’s market, even as conditions shift month to month.
Home values in the area sit around $159,500, which is well below the broader Wichita typical value of about $240,000. Month to month, those values slipped roughly 6 percent, while list prices moved the other direction. The median list price reached about $174,900, up more than 4 percent from January.
On the supply side, buyers saw 29 homes on the market in February, a sharp 38 percent rise from the prior month, even though inventory is still down about 26 percent from last year. New listings totaled 51 for the month, yet a slight year-over-year drop there hints at fewer fresh options coming online.
