Hart County is seeing more homes come onto the market, with active listings up sharply from a year ago and 94 properties available in April. New listings have nearly doubled compared with last year, signaling that more owners are testing the market. Even with this increase, only 12 homes sold in April and 20 went under contract, so inventory is building faster than sales.
Pricing is adjusting to this balance of supply and demand. The typical home value in April was lower than a month earlier and down modestly from last year, even as the median list price climbed more than 16 percent year over year, showing sellers are aiming higher while buyers are paying less. Hart County’s inventory of 6.6 months suggests a looser environment than Kentucky overall, where months of supply is closer to 3.6, giving local buyers more options than in many parts of the state.
Homes are also taking longer to sell, with the median days on market stretching to 107 days, far higher than a year ago, which points to buyers having more time to make decisions. Only about 9 percent of recent sales closed above list price, and the average sale-to-list ratio sits just over 95 percent, so negotiation room has opened up.
