Marshall County’s home prices have climbed sharply over the past year, with the typical home value up about one‑third and now in line with the Kentucky state median. Inventory looks tighter than a year ago, as active listings are down more than 14 percent while months of supply has fallen by roughly one‑third. Pending sales jumped more than 39 percent from March and are up over 18 percent from last year, and new listings also increased month over month and year over year, giving shoppers more options even as overall supply stayed under four months.
Pricing dynamics have been volatile in recent months, with the median sale price in April rebounding to $274,234 after several sizable swings since late 2025. Sellers are still achieving strong results on average, with homes selling for just about 2 percent under list, but fewer properties are sparking bidding wars than last summer when a much larger share sold above asking.
