Contract activity showed some cooling, as pending sales dropped sharply from June and were down notably from a year ago even though the number of homes actually sold rose month over month.
Pricing has been relatively resilient, with the typical home value up from June and modestly higher than last year even as the median list price has only inched up year over year. Homes are taking longer to sell than they did a year ago, and the share of properties closing above list price has fallen, while the average sale-to-list ratio has edged just below full asking.
Compared with Kentucky overall, Oldham County has significantly higher home values and much leaner supply, with about 2.2 months of inventory versus the state’s 3.9 months, reinforcing its seller-leaning conditions.
