Robertson County’s housing market is currently more affordable than the Kentucky state average, with a typical home value around half of the statewide median sale price. Compared with Kentucky’s modest price growth over the past year, list prices in Robertson County are down sharply year over year, pointing to softer pricing conditions. Buyers are seeing many more options than a year ago, as active listings have surged well over 100 percent in that time.
July’s numbers highlight how quickly conditions can shift month to month. Median list prices dropped steeply from June, while the typical home value also moved lower, reinforcing that sellers are adjusting expectations. Inventory rose to about four months of supply, above the state’s level and consistent with the area’s designation as a buyer’s market. At the same time, the share of homes sold above list price climbed above 50 percent, and the average sale-to-list ratio moved above 102 percent, showing that well-priced homes can still attract strong offers.
Recent activity shows a small, steady stream of sales, with two homes sold in July and several new listings entering the market. Homes are taking longer to sell than earlier in the year, with the median days on market stretching into the 70s, which can give buyers more time to decide. Yet the jump in new listings and higher sale-to-list ratios suggest motivated sellers can still find ready buyers.
