Homes are taking a median of 75 days to sell, which is almost 8 percent faster than a year ago despite a recent monthly slowdown. Typical home values sit around $208,000, well below the New Orleans citywide level of $373,000.

Recent trends help explain why sellers still have some advantage. Inventory is relatively limited at 183 homes, down about 0.5 percent from a year ago, and new listings have dropped more than 15 percent over the same period, which can tighten options for buyers. Even so, 91 pending sales represent a decline of nearly 11 percent year over year, suggesting demand has cooled somewhat. Only about 16 percent of homes are selling above list price, and the average sale-to-list ratio is about 0.94, pointing to some room for negotiation.

Prices have been moving in different directions depending on the measure. Typical home values are down 7.56 percent from last year but ticked up 1.51 percent over the past month, while the median list price jumped nearly 11 percent month over month to about $252,500 and is projected to reach $265,000 in April. Forecasts also point to a slight increase in typical values to roughly $209,544 and a small dip in inventory to 182 homes.
