Year over year, Forest Glen’s rolling three-month numbers show notable price growth alongside softer sales activity. The typical home value is up about 24% compared to last year, even as homes sold have dropped by roughly 16%. New listings, however, have increased more than 20%, giving buyers more options than a year ago.
In the most recent rolling three-month period ending in September 2026, inventory and time on market have both expanded. Months of supply has nearly doubled year over year to 4.6 months, and active listings are holding near last year’s level, which together suggest more breathing room for buyers than in prior tight conditions.
Even with more supply, competition has not disappeared in Forest Glen. Half of recent sales closed above the list price, and the average sale-to-list ratio is just over 100%, showing that well-priced homes can still attract strong offers. At the same time, the median list price is down about 6% from a year ago and pending sales are off more than 27%, hinting that some sellers are adjusting expectations as demand cools.
