Compared with a year ago, Amherst Center’s rolling three-month home values have eased, with the typical home value down about 19 percent even as list prices are only modestly lower. At the same time, inventory has nearly doubled year over year and homes sold are up by about 95 percent, signaling a market with more options and more completed sales than last year.
In the most recent rolling three-month view through July 2026, buyers are seeing around 50 active listings and a months-of-supply measure of 3.5, which is much higher than a year ago. Sellers, however, still benefit from relatively brisk demand, with homes spending a median of just 22 days on the market and roughly one-third selling above list price.
Momentum has clearly shifted from the extreme tightness seen in late 2025, when months of supply hovered near half a month, to a still seller-leaning but more balanced environment today. Even with the average sale-to-list ratio just over 101 percent, increased new listings and higher supply are giving buyers a bit more negotiating room.
