Homes in Boston’s Commonwealth neighborhood are moving at a moderate clip in this rolling three-month view, with a median of 25 days on market. That is much slower than a year ago, when listings often went under contract in just a few weeks, reflecting a meaningful shift in how long buyers have to make decisions.

Prices have trended down over the past year even as homes take longer to sell. The typical home value is down more than 13 percent year over year, and the median list price has fallen about 9 percent. Only about 21 percent of recent sales closed above the asking price.

Inventory has expanded sharply, giving buyers more options and contributing to a less heated environment.
