Homes in Commonwealth are taking longer to sell in this rolling three-month view, with the median days on market up sharply year over year to about a month. This slower pace contrasts with late 2023 and early 2024, when properties were typically going under contract in closer to three weeks or less.

Prices have eased compared with a year ago, even as the typical home value now sits just above $500,000. Both the typical sale price and median list price are down around 8 percent year over year. A smaller share of homes are selling above the asking price, dropping from nearly half of sales last summer to under one-quarter now.

Inventory has expanded meaningfully, with active listings up about 48 percent year over year and months of supply more than doubling to just over five months, roughly in line with the broader Boston market. New listings and closings have both increased from a year earlier, indicating more movement despite the slower selling pace.
