Mission Hill’s rolling three-month snapshot shows inventory building and sales activity pulling back from last year. Active listings are down slightly year over year, but months of supply has jumped to 6.4, up sharply from a year ago and higher than Boston’s 5.4 months. Pending sales have fallen by roughly half compared with a year earlier, signaling a slower pipeline of homes moving under contract.

Prices are adjusting to this softer demand. The typical home value over the latest three-month period is down significantly from a year ago, even as the median list price is up double digits year over year, suggesting sellers are aiming high while buyers are more cautious. Homes are taking much longer to sell, with median days on market surging compared with last year, which gives buyers more time and leverage to negotiate.

Almost one quarter of recent sales closed above list price, and the average sale-to-list ratio is just under 100 percent, indicating that well-priced homes can attract solid offers.
