Year-over-year, Bristol County home values have climbed faster than the state overall, with the typical home value up more than 8 percent compared with about 3 percent statewide. At the same time, the share of homes selling above asking has slipped roughly 10 percent from last year, showing that while prices are higher, bidding frenzies have cooled somewhat.

In the latest monthly snapshot for April 2026, listings and seller activity have surged, with active listings up about one-third from March and new listings jumping roughly 62 percent. Buyer interest is responding as well, as pending sales climbed about 46 percent month over month even though closed sales are still running about 15 percent below last year.

Inventory has loosened notably, with months of supply more than doubling from a year ago to just over three months, higher than the statewide level. Even with that extra breathing room, nearly 47 percent of homes are still selling above list and the average sale-to-list ratio is holding just above 100 percent, keeping Bristol County in seller’s market territory.
