Year-over-year, Bristol County home values have edged up, with the typical home value rising about 3 percent while the state as a whole was nearly flat. Inventory has expanded more sharply, with active listings up over 22 percent from last May and months of supply climbing more than 50 percent, signaling more options than a year ago even though it is still a seller’s market.

In the latest May snapshot, buyers saw a median list price just under $563,000 and a median sale price around $538,000, with homes typically closing slightly above list at about 101 percent of asking. Sales activity is solid, as pending sales jumped more than 17 percent from April even though closed sales are down nearly 8 percent compared with last year.

Conditions have shifted on timing, with the median days on market more than doubling year-over-year to 22 days, giving many buyers a bit more breathing room even as over half of homes still go off the market within two weeks. At the same time, months of supply dipped from April and the share of homes selling above list is just over 50 percent, underscoring that sellers still hold some leverage.
