October’s finalized data reported the typical value of a home in the neighborhood to be $643,500—down 22.59% over the previous 12 months. For comparison, city-level data pegged home values at $655,000 in Gloucester for the most recent reporting period. That number is expected to float around $636,250 in November.
Magnolia had 5 new listings and 6 listings that went under contract in October, decreasing the area’s total available inventory to 1—down 83.33% from the previous month. Inventory is projected to have further decreased in November.
The median listing price for homes in Magnolia fell 5.41% from September to October, bringing the current median listing price to $699,000. Based on projected data for November, listing prices may continue to fall.
