Year-over-year, Essex’s rolling three-month data points to sharply higher values and evolving supply dynamics. Typical home value is up significantly compared with a year ago, yet the current median list price over the same rolling window is down more than 13 percent, suggesting sellers are pricing more cautiously despite past gains.

Looking at activity, the number of homes sold over the rolling period has dropped nearly 49 percent from a year earlier, while pending sales are down about 36 percent, signaling slower closed and in-progress transactions. At the same time, active listings are up roughly 39 percent year over year and new listings have risen more than 28 percent, so buyers now see more options even as overall deal volume has thinned.

In the latest rolling three-month snapshot ending in April 2026, Essex shows 18 active listings and 14.3 months of supply, which is a large jump from a year ago but still labeled as a seller’s market on the local gauge. Homes are spending a median of 32 days on market, down sharply from last year’s pace, and about two-thirds of recent sales closed above list price with an average sale-to-list ratio just under 99 percent.
