Inventory in Flint has inched up in this rolling three-month view, with active listings roughly flat year over year and months of supply holding near 4. At the same time, contract activity is slightly stronger than a year ago, as homes sold and pending sales have both risen a few percent, and new listings are also up year over year.

Pricing is under pressure even as more deals are getting done. The typical home value over the latest three months is down sharply from a year ago, and the median list price has also slipped compared with last year, while the average sale-to-list ratio is hovering in the mid-90s.

Conditions on the ground show a mixed pace, with the median days on market moving higher from last year but many homes still going under contract quickly, as more than two in five go off the market within two weeks.
