Northeast Flint’s rolling three-month data through May 2026 shows some sharp short-term shifts. Median list prices jumped month over month, while the typical home value slipped and months of supply more than tripled to 3.2.

Buyer activity cooled in the latest period. Homes sold and pending sales both declined from the prior three months. Yet new listings rose strongly and active listings are up compared with a year ago.

Looking at year-over-year trends, the typical home value is down more than 20 percent, even as median list prices are roughly 35 percent higher, suggesting sellers are testing higher price points than recent closed sales support. Homes are taking much longer to sell, with median days on market up dramatically from last year to about two months, and only about 12 percent of recent sales closing above list compared with much higher shares in 2024. Despite this cooling, Northeast Flint is still rated a seller’s market with lower months of supply than the broader city of Flint and a higher typical sale price than the citywide median.
