Inventory and contract activity in Michigan showed modest shifts in May 2026, with active listings edging up about 1 percent from the prior month and more than 8 percent from a year earlier. Pending sales and new listings also rose month over month, while closed sales slipped slightly compared with both last month and last year, signaling steady but not surging demand.

Home values have been climbing, with the typical home value up just over 5 percent year over year and the median list price increasing at a similar pace. At the same time, the average sale-to-list ratio has held just under full asking price, and the share of homes selling above list has dipped slightly compared to last year, suggesting buyers have gained a bit more negotiating room.

Conditions still lean toward sellers, as indicated by roughly 2.9 months of supply, yet homes are spending longer on the market than a year ago, with the median days on market now in the low 30s.
