East Flint’s rolling three-month numbers show home values climbing compared with last year while listing prices have moved down. The typical home value is up about 8 percent year over year, yet the median list price has dropped by more than 20 percent. This mix suggests sellers are adjusting asking prices even as closed sales support higher values.
