Year over year, East Flint’s rolling three-month home values have moved lower even as conditions have shifted toward balance. The typical home value is down about 17% from a year ago, and median list prices are lower by roughly 24%. At the same time, months of supply has nearly doubled over the year to about four and a half months, signaling more options for shoppers than before.

Looking at the latest rolling three-month period ending in May 2026, prices and activity show a mixed picture. Homes are typically valued around $66,700, while listings are coming to market at a slightly lower median list price, and homes are selling in a much faster 24 days compared with roughly 47 days a year earlier.

Sales volumes and listing activity have eased, with homes sold down about 13% and new listings off roughly 14% year over year, and pending sales sliding nearly 22%. Despite this, East Flint still leans toward sellers, with about 19% of homes selling above list and sale-to-list ratios just under 95%, even as supply is higher than in the broader Flint market.
