Oceana County’s housing market has shifted over the past year, with the typical home value down from a year ago while Michigan overall saw prices rise. Even with that softer pricing backdrop, homes sold climbed more than 35% year over year and new listings were up about 29%, signaling more activity on both sides of the table. Active listings also increased more than 30% from last May, giving buyers more options than they had a year ago.

Looking just at May 2026, the typical home value sat around $276,000, with the median list price near $304,000. The area is in a mild seller’s market, with about 3.7 months of supply compared with roughly 2.9 months across Michigan.

Momentum has picked up this spring, as homes sold jumped from 19 in March to 38 in May. Properties are also moving much faster, with median days on market dropping from 94 days in March to just 24 days in May. While only about 20% of recent sales closed above list price and the average sale-to-list ratio is just under 98%, sellers who price correctly are still achieving strong results. Buyers get the benefit of more inventory and slightly softer pricing trends than the state overall.
