Kenyon’s rolling three-month data through May 2026 shows cooler prices compared with a year ago. The typical home value is down by more than 11 percent year over year, while median list prices have dipped slightly. Meanwhile, homes sold have fallen by nearly one-third from last year, highlighting reduced closed activity even as conditions evolve.

Looking at the latest three-month snapshot, inventory has grown and given buyers more options. Active listings are up about 25 percent year over year, and months of supply has expanded to roughly 4.8 months, a sharp increase from last year’s tighter levels. At the same time, sellers are seeing fewer bidding wars, with only about 13 percent of homes selling above list and the average sale-to-list ratio near 96 percent.

Homes are taking longer to move than they did a year ago, with the median days on market now around 45 in this rolling period. New listings have risen by more than a quarter year over year, and pending sales are only modestly below last year, suggesting steady buyer interest despite shifting dynamics.
