Months of supply sits at 3.4, which is still relatively lean, and homes spend a median of 27 days on the market. A typical home value of about $380,000 keeps prices elevated but not at last year’s summer peak.

The rolling three-month view through May shows prices edging up slightly year over year, with the typical home value up around 2 percent while the median list price is also modestly higher. Inventory has expanded compared with a year ago, as active listings are up and months of supply has climbed from around 2.7 last June to 3.4 now, giving buyers a bit more choice. At the same time, homes sold in this period are down roughly 22 percent from a year earlier, and pending sales are only slightly higher, suggesting demand is solid but not overheated.

Competition is still noticeable, though it has cooled from the frenzied levels of recent years. About 28 percent of recent sales closed above list price, down from more than 40 percent in mid-2024, and the average sale-to-list ratio of just under 99 percent shows sellers are negotiating a bit more.
