Wabasha County is seeing more homes come onto the market, with active listings up about 15% in May and new listings jumping nearly 19% from April. Homes sold also ticked up month over month, but pending sales dropped sharply even as they climbed more than 35% from a year ago. With months of supply rising to 3.1, conditions are easing slightly from the tighter seller-favored environment seen earlier in the year.

Prices are adjusting to this changing backdrop. The typical home value is down about 8% from April and almost 18% lower than a year ago, while the median list price is still more than 12% higher than last May. Sellers are testing higher list prices, yet the average sale-to-list ratio has edged just below 100%, and only about 31% of homes closed above asking.

Speed has picked up dramatically, with the median time on market dropping to just 15 days and more than 70% of homes going off the market within two weeks. Even with buyers seeing more options than last year, Wabasha County still leans toward a seller’s market, and local pricing and timing can vary by property type and location.
