Lake City’s rolling three-month data shows more homes coming on the market and more choices for buyers. Active listings are up compared with a year ago, and new listings have climbed over 20 percent year over year. At the same time, homes sold in this period are down more than 40 percent from last year, suggesting slower closed sales despite higher inventory.

Pricing is adjusting to these changing conditions. The typical sale price over the rolling three-month window is down nearly 15 percent from a year ago, even as the median list price is up more than 8 percent year over year, indicating sellers are asking more but closing at lower levels. Supply has expanded sharply, with months of supply jumping from around two a year ago to about 6.6 now, a shift that gives buyers more leverage even though the broader gauge still classifies Lake City as a seller’s market.

Homes are going under contract much faster than a year ago, with the median days on market dropping into the low teens, and nearly 62 percent of listings go off the market within two weeks. Roughly 36 percent of recent sales closed above the list price and the average sale-to-list ratio sits just under 97 percent, showing that well-priced homes still command strong offers.
