Year over year, Benton County’s home values have climbed sharply, with the typical home value up more than 100 percent. Homes sold have more than tripled compared with a year ago, pointing to more closed activity even in a small market. At the same time, the county sits in a buyer’s market, contrasting with Mississippi overall, where months of supply is lower at about four and a half months.

In the latest month of April 2026, the typical home value in Benton County was about $213,000, slightly above the state’s median sale price. Median list prices, however, were down more than 20 percent from a year earlier, suggesting sellers are adjusting pricing even as values have risen over time.

Inventory conditions have shifted noticeably, with active listings up about 24 percent year over year and months of supply around 6.7 months, giving buyers more options and time. Homes are also moving much faster than they did previously, with median days on market dropping to just four days after being measured in months earlier in the year. Pending sales have fallen steeply compared with last year, which may indicate more cautious buyer activity despite higher closings.
