July’s finalized data reported the typical value of a home in the county to be $247,500—down 22.66% over the previous 12 months. For comparison, state-level data pegged home values at $263,400 in Mississippi for the most recent reporting period. That number is expected to float around $258,700 in August.
Pearl River County had 76 new listings and 52 listings that went under contract in July, decreasing the area’s total available inventory to 233—down 0.43% from the previous month. Inventory is projected to have further decreased in August.
Of those 233 active listings, 31.33% reduced their price in the month of July. The median listing price for homes in Pearl River County fell 3.82% from June to July, bringing the current median listing price to $239,500. Based on projected data for August, listing prices may continue to fall.

In July 2025, the median time for a listed property to go pending was 92 days, compared to 130 days in July 2024.
