Home prices in Tippah County have climbed sharply compared to last year, with the typical home value up more than 45 percent year over year. Asking prices have risen even faster, with the median list price jumping over 70 percent. Inventory has expanded too, as active listings are up nearly 34 percent from a year ago.

July’s snapshot shows a typical home value of about $184,000 and a much higher median list price around $358,000. Homes are taking time to sell, with a median of 56 days on the market and no recent sales closing above list price.

Even though homes sold in July increased from the prior month and new listings remain solid, pending sales fell sharply month over month, signaling some cooling in buyer urgency. Compared with the state, Tippah County has lower typical sale prices but a higher level of available inventory, which can give buyers more options and negotiating power.
