Clay County prices have inched up compared with last year, with the typical home value rising about 1 percent while statewide values grew a bit faster. New listings are down nearly 16 percent year over year and active listings are lower by about 13 percent, signaling tighter inventory than a year ago. Months of supply has been cut roughly in half over the past year to 1.3 months, much leaner than Missouri overall at 3 months of supply.

In the latest June 2026 snapshot, homes are typically valued around $343,000 and are being listed at a median price of about $355,000. Sales activity is strong, with homes sold up more than 12 percent from last year even as pending sales have dipped compared with a year ago.

Homes are moving quickly, spending a median of just 13 days on the market, and almost 64 percent go off the market within two weeks. Roughly 45 percent of properties are selling above list price and the average sale-to-list ratio is just over 101 percent, underscoring firm pricing power for sellers. At the same time, buyers benefit from more closed sales and a steady stream of new listings, even if inventory is leaner than last year.
