Clay County home values in May 2026 were up about 4 percent from a year earlier, with the typical home value near $354,000. Homes sold increased roughly 4 percent year over year, while active listings dipped slightly. Compared with the statewide median sale price of about $294,000, Clay County continues to sit at a higher price point.

Looking at the latest month-to-month shifts, closed sales jumped nearly 27 percent from April to May, and pending sales climbed about 14 percent, pointing to strong buyer activity as spring progressed. Inventory also grew, with active listings up more than 8 percent from the prior month, yet months of supply fell to 1.5, well below Missouri’s 3 months and consistent with a seller’s market gauge.

Homes are still moving quickly, spending a median of 19 days on the market in May, far faster than earlier in the year even though that figure is up sharply from an unusually fast pace last spring. Roughly 64 percent of listings went off the market within two weeks, and more than a third of homes sold above list price, with the average sale coming in just above asking.
