Listing prices, however, are down more noticeably from a year ago, signaling a bit more pricing flexibility. Inventory has also eased slightly year over year even as the broader Missouri market has added more homes for sale.

Roughly one-third of sales closed above asking in July, and the average sale-to-list ratio hovered just over 100 percent, showing that well-priced homes still command strong offers.
