Year-over-year, Platte County home values and activity have pushed higher, signaling a hotter market than last spring. The typical home value is up more than 12 percent to about $397,000, outpacing Missouri’s roughly 5 percent statewide gain and underscoring stronger local demand.

In the latest April snapshot, listings and closed sales both moved higher, giving buyers more options but not easing conditions much. Active listings climbed to 520, only slightly above last year, while homes sold jumped nearly 29 percent year over year and about 39 percent from March, showing that new inventory is being absorbed quickly.
