September’s finalized data reported the typical value of a home in the city to be $160,000—up 0.03% over the previous 12 months. For comparison, county-level data pegged home values at $296,250 in St. Louis County for the most recent reporting period. That number is expected to float around $299,380 in October.

Spanish Lake had 41 active listings in September, including 17 new listings. Overall, active listings were up 13.89% from the previous month.

Of those 41 active listings, 36.59% reduced their price in the month of September. The median listing price for homes in Spanish Lake grew 19.93% from August to September, bringing the current median listing price to $179,900. Based on projected data for October, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In September 2025, the median time for a listed property to go pending was 46 days, compared to 50 days in September 2024. However, in recent months the median number of days from listed to pending appears to be falling. That trend is predicted to have carried through to this October.
