April’s finalized data reported the typical value of a home in the city to be $1,860,000—up 77.79% over the previous 12 months. For comparison, county-level data pegged home values at $270,000 in St. Louis County for the most recent reporting period. That number is expected to float around $273,650 in May.
Town and Country had 19 active listings in April, including 14 new listings. Overall, active listings were up 35.71% from the previous month.
Of those 19 active listings, 26.32% reduced their price in the month of April. The median listing price for homes in Town and Country fell 10.81% from March to April, bringing the current median listing price to $1,299,500. Based on projected data for May, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In April 2025, the median time for a listed property to go pending was 51 days, compared to 80 days in April 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this May.
