South Side’s rolling three-month snapshot shows more homes changing hands even as supply has thinned a bit. Active listings are up sharply from a year ago, climbing about 70 percent to 27, while homes sold have more than doubled over the same period. Pending sales are also higher than last year, indicating buyers are still writing contracts even as the pace has cooled from recent months.

Pricing has been relatively steady compared with last year, with the typical home value around $248,900, only a touch higher than a year ago. At the same time, the median list price has fallen more than 25 percent year over year, suggesting sellers are pricing more aggressively to attract offers.

Conditions lean slightly toward sellers, with about 5.4 months of supply compared with 4.1 months across Billings overall, but homes are taking much longer to move. The median time on market has stretched to about 116 days, up dramatically from a year ago, and no recent sales closed above the asking price.
