Montana is seeing steady activity, with 7,280 active listings in September and 1,405 new homes hitting the market. Homes are taking a median of 83 days to sell, roughly unchanged from a year ago. Pending sales slipped nearly 10 percent from August, even as closed sales inched up month over month.
Pricing is moving more gently than the pace of new listings and contracts. The typical home value is about $518,000, almost 1 percent below August but still slightly higher than a year ago, while the median list price is up more than 5 percent year over year. Months of supply has risen to 6.1, a noticeable jump from the prior month, which points to conditions that favor buyers compared with tighter periods.
Zooming out over the past year, inventory has hovered around the same level while sales volumes have gradually climbed, with homes sold in September up more than 5 percent from a year earlier and pending sales up nearly 7 percent year over year. Even so, the share of homes selling above list has fallen to effectively zero, reinforcing that sellers have less pricing power than they did in late 2025.
