Inventory in West Las Vegas is rising, with 78 homes for sale in February 2026 and an 8.33% month-over-month increase that also reflects a 25.81% jump over the year. Contract activity is holding firm, as 50 pending sales represent a 6.38% gain from last year and are supported by 74 new listings, which are up 25.42% year over year.
Pricing is adjusting upward even as values sit below the wider Las Vegas market. Typical home value in the neighborhood is about $330,000 compared with $440,000 for the city, and it has inched up 3.13% month over month despite a 1.49% dip from a year ago. Meanwhile, the median list price of roughly $342,999.50 has climbed 2.43% since last month, and projections point to a typical value near $335,000 and a median list price around $347,074.25 in March.
Selling conditions still lean toward owners, reflected in a seller's market gauge of 16 and an average sale-to-list ratio of about 0.96. At the same time, homes are moving a bit faster, with median days on market at 56.5, down 10.32% from last month and 8.87% over the year, while only about 18.6% of recent sales closed above asking.
