Inventory and contract activity in West Las Vegas have shifted notably in the latest rolling three-month period ending in September 2026. Active listings are up compared with a year ago, and months of supply has expanded to just over five months, even as homes sold have increased year over year and pending sales have declined.
Pricing is reacting more moderately to these mixed signals. The typical home value is modestly higher than a year ago, while the median list price is slightly lower than it was last year, and the average sale-to-list ratio has inched just under 100 percent.
Compared with the broader Las Vegas market, West Las Vegas has a lower typical home value but a somewhat higher months of supply, suggesting buyers may have a bit more room to compare options locally.
