In West Las Vegas, the rolling three-month view shows a relatively lean pool of homes, with 139 active listings and 2.7 months of supply, less inventory than the broader Las Vegas city level at 3.9 months. Contract activity has been strong, as homes sold are up sharply year over year, with 68 closings and pending sales jumping more than 40 percent over the same period.
Pricing has softened slightly even as buyer activity has picked up, with the typical home value around $320,000 and down modestly from a year ago.
