Inventory in Carroll County has expanded notably, with active listings up more than 30 percent from April and almost 8 percent higher than a year ago. New listings also climbed about 19 percent month over month and are running more than 11 percent above last year, feeding a busier pipeline of options. Even with more choices, homes are taking longer to move than a year ago, with the median days on market now at 50, though that is a sharp improvement from April’s slower pace.

Buyer and seller activity is picking up alongside this inventory growth. Closed sales jumped more than 35 percent from April, and pending sales surged about 41 percent month over month and nearly 19 percent year over year, signaling strong contract flow heading into summer. Despite this activity, the share of homes selling above list has slipped to just under 20 percent, and the average sale-to-list ratio is holding around 98 percent, suggesting buyers have slightly more room to negotiate compared with last year.

Pricing is responding in a measured way to these shifting dynamics. The typical home value is up more than 4 percent year over year, while the median list price has risen over 20 percent compared with last May, indicating sellers are testing higher price points in a market now showing about 5.8 months of supply. That level of supply is much higher than New Hampshire overall, which sits near 2.8 months, even as Carroll County is still characterized as a seller’s market.
