Inventory in New Hampshire has been edging higher, with active listings up about 9 percent from last year and nearly 6,000 homes on the market in July. Months of supply has also climbed more than 25 percent year over year to about 2.9 months, signaling more options than a year ago while still favoring sellers. Contract activity is steady, with homes sold up around 6 percent annually even as pending sales dipped slightly month over month.
Pricing is responding to this balance of rising inventory and solid demand. The typical home value has grown more than 6 percent over the past year, and the median list price is showing a similar gain. Sellers are still getting very close to asking, with the average sale-to-list ratio just under 100 percent, though the share of homes selling above list has eased slightly from last year.
Homes are spending a bit more time on the market, with a median of roughly six weeks before sale, giving buyers a little more breathing room than in the recent past. Even with that added time, low months of supply and a sizable share of sales closing at or above list show that well-priced homes can still attract strong interest.
