December’s finalized data reported the typical value of a home in the city to be $285,000—up 12.2% over the previous 12 months. For comparison, county-level data pegged home values at $390,000 in Burlington County for the most recent reporting period. That number is expected to float around $397,500 in January.
Burlington had 18 new listings and 11 listings that went under contract in December, decreasing the area’s total available inventory to 45—down 4.26% from the previous month. Inventory is projected to have further decreased in January.
Of those 45 active listings, 20.0% reduced their price in the month of December. The median listing price for homes in Burlington fell 4.94% from November to December, bringing the current median listing price to $299,450. Based on projected data for January, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In December 2025, the median time for a listed property to go pending was 72 days, compared to 30 days in December 2024.
