Clinton County is seeing home values climb compared with last year, even as sales activity cools. The typical home value is up more than 13 percent year over year, while homes sold have dropped by over 20 percent. Inventory has grown at the same time, with active listings rising about 9 percent and months of supply nearly doubling to around four months, similar to the statewide level in New York.
Looking at April 2026 specifically, prices and listing activity are moving higher into the spring market. The median list price is up more than 6 percent from the prior month, and new listings jumped by about 44 percent month over month and nearly 38 percent year over year, giving buyers more options than they had last year.
Even with more homes for sale, buyers are taking longer to commit, with the median days on market stretching to around 71 days and the share of homes selling above list price slipping to under 7 percent. The average sale-to-list ratio has edged down to just under 94 percent, suggesting sellers are negotiating more than they did a year ago.
