Home values have climbed quickly, even as listing prices edge down slightly. The typical home value is about $345,000, up 28.25 percent from last year and far faster than New York State overall at roughly $599,200 and 3.76 percent annual growth.
Sellers are still waiting longer, with typical days on market at 111, up both month over month and year over year, and only about 7.4 percent of homes selling above list. Around 13.6 percent of listings see a price cut, and the average sale-to-list ratio stands near 0.94, showing buyers retain some room to negotiate even with tighter supply.
