Inventory in Essex County is relatively high right now, with 263 active listings at the end of April and months of supply rising to 11. New listings jumped more than 70 percent from March, suggesting more owners are testing the market this spring. Even so, closed sales dropped from the prior month, with just 21 homes sold, while pending contracts moved up to 43, pointing to more activity in the pipeline than in recent closings.
Pricing is adjusting to these shifting dynamics. The typical home value, measured by median sale price, fell sharply from March and is down more than 20 percent compared with a year ago, indicating buyers have more leverage than they did last spring. At the same time, the median list price climbed over 30 percent month over month and is up more than 20 percent year over year, showing that many sellers are still aiming high with their initial pricing.
Other metrics highlight a market where buyers can be selective. Homes are taking a median of 73 days to sell, yet the share closing above list has roughly doubled since March and about one in five sales is now beating asking price, helped by an average sale-to-list ratio just under 96 percent. Compared with New York State overall, Essex County has lower prices and more than double the months of supply, reinforcing its buyer’s market designation.
