Inventory in Essex County has been edging slightly lower, with active listings down about 5% from last year and essentially flat month over month. New listings have also dipped nearly 5% year over year, suggesting fewer fresh options coming onto the market. Even with that, buyer activity is strong, as homes sold jumped about 23% from a year ago and more than 34% from July.
Contract activity reflects this pickup in demand. Pending sales are up more than 26% compared with last year, even though they slipped modestly from the prior month. Homes are also moving more quickly, with the median days on market dropping to 44 days, down sharply from 70 days in July and about 9% lower than a year ago.
Pricing has responded to this stronger flow of sales. The typical home value is up more than 46% year over year, while the median list price has risen nearly 23% over the same period, even after a sizable month-to-month pullback. With about 5.2 months of supply and an average sale-to-list ratio just under 96%, conditions lean toward a neutral market rather than heavily favoring either side.
