Inventory in Essex County has been edging up, with active listings rising almost 8% month over month to 342 even as levels sit slightly below last year. New listings dipped a bit from June, but are still nearly 10% higher than a year ago, giving buyers more choices than they had in 2025. Contract activity is solid, as pending sales jumped nearly 22% from June and are up about 25% year over year, outpacing the increase in new listings.
Pricing is reacting in mixed ways to this shift. The typical home value is down more than 15% compared with last year, yet the median list price is up roughly 55% year over year, suggesting sellers are testing higher price points even as closed sale prices lag. Homes are taking much longer to sell than a year ago, with median days on market up sharply to about 70 days and months of supply climbing to 6.2, which is much higher than New York State’s 3.7 months.
Even with this looser feel, Essex County is still classified as a seller’s market, and about one out of five homes closes above the asking price with an average sale-to-list ratio close to 98%.
