Year-over-year, New York’s typical home value is up noticeably, rising nearly 6 percent compared with last August, while the median list price is roughly flat. At the same time, homes sold are up just over 3 percent annually, pointing to slightly stronger demand even as pending sales have slipped almost 5 percent from a year ago.
In the latest August snapshot, the typical home value sits around $548,000 with a median list price just over $524,000, indicating buyers are often seeing asking prices a bit below recent sale benchmarks. Inventory has inched higher, with active listings up about 1 percent year over year to more than 51,000 homes and new listings up a little over 2 percent, giving shoppers a bit more to choose from.
Conditions still lean toward sellers, with New York registering about 3.6 months of supply and a seller’s market gauge reading, even though that supply jumped more than 15 percent from July. Roughly 40 percent of homes are selling above list price and the average sale-to-list ratio remains just over 100 percent, showing that strong offers are still common.
