Year-over-year, Tompkins County shows softer prices but a busier for-sale landscape. The typical home value is down more than 25% from last May, while active listings are up about 16% and months of supply has jumped to 5 months, well above New York State’s 4.1 months.
In the latest May snapshot, buyers are seeing a median list price around $443,000, up roughly 11% from a year ago and nearly 11% from April. At the same time, homes are taking much longer to sell than last year, with the median days on market surging to 57 days despite dropping from April.
Sales activity is mixed, with homes sold down about 20% year over year even as pending sales climb more than 25% and new listings rise nearly 28%.
