For comparison, city-level data pegged home values at $447,500 in Asheville for the most recent reporting period. That number is expected to float around $397,810 in April.

Oakley had 36 new listings and 24 listings that went under contract in March, increasing the area’s total available inventory to 36—up 24.14% from the previous month. Inventory is projected to have further increased in April.

The median listing price for homes in Oakley grew 12.64% from February to March, bringing the current median listing price to $490,000. Based on projected data for April, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In March 2025, the median time for a listed property to go pending was 75.5 days, compared to 100 days in March 2024.
