Buncombe County home prices have edged down over the past year, with the typical home value in July about 5 percent lower than a year ago. Asking prices followed a similar path, with the median list price down nearly 6 percent year over year. Despite softer pricing, the number of homes sold rose more than 5 percent compared with last July, signaling steady demand.

Conditions in July point to a clear tilt toward buyers. Months of supply reached 6.4, up nearly 29 percent from a year earlier and well above the 4.3 months seen across North Carolina overall, indicating more options and less urgency. Homes are also taking much longer to sell, with the median days on market jumping to 74, up sharply from last year.

Recent month-to-month shifts underline this cooler tone, as pending sales dropped about 10 percent from June and new listings also pulled back slightly. Only about 9 percent of homes sold above list price in July, and the average sale-to-list ratio hovered around 97 percent, showing that sellers are often accepting modest discounts.
