Inventory in Gates County has expanded notably, with active listings up more than 70 percent year over year to 41 homes. New listings have also risen by more than a third compared with last year, giving buyers more options. At the same time, pending sales have surged by about 127 percent annually, showing that demand is keeping pace with this added supply.

Contract activity has picked up sharply month over month, as homes sold tripled compared with April while pending contracts more than doubled. Median days on market have fallen to 54 days, dropping from 71 days just one month earlier and down dramatically from the longer marketing times seen earlier in the year.

Pricing is adjusting as the market absorbs this new inventory and stronger contract flow. The typical home value is up nearly 10 percent year over year, yet it fell more than 11 percent from April, while the median list price has climbed over 16 percent from last year. Sellers are accepting more of a discount to list, with the average sale-to-list ratio around 93 percent and fewer than one in five homes closing above asking. Local supply sits at about 4.5 months, similar to the statewide level of 4.3 months in North Carolina.
